Interested in renting a student property? What to know how it all works?
Here we explain our procedures and processes so you know what to expect.
Step 1. Viewing a property
Please have a look at our list of properties to let, if you see one you like then contact us to arrange a viewing. All viewings are by appointment only and we are normally required to give a minimum of 24hrs notice to our existing tenants so please plan a couple of days in advance.
Step 2. Application Fees
Should you decide to apply for one of our properties, a non-refundable application fee will be payable which serves to reserve the property and cover the admin costs involved with the referencing process (see below). Please note that this fee is only refundable if the property is withdrawn from the market through no fault of your own. Should you withdraw your application for any reason, or you cannot provide satisfactory references then the fee will not be returned to you.
Please note that Hellier Ridley Ltd do not charge any other move in or move out fees, inventory fees or other miscellaneous items. We believe in operating a fair and transparent business and will always be upfront with our Landlords and Tenants.
Step 3. Guarantor
Once the application fee has been paid we will give you a short form to fill in. On this form we will ask for the details of your guarantor (usually a parent/guardian), we will then write to your guarantor and ask for them to sign a guarantee agreement. It is mandatory for all students to provide a guarantor.
Step 4. Deposit
Prior to the tenancy signing meeting (see 5), all Tenants must pay their share of the deposit. This will be registered with one of the government approved tenancy deposit schemes and we will provide you with confirmation of this and the relevant prescribed information as per the terms of the scheme. The deposit will be held throughout the tenancy in lieu of any damages/unpaid rent, or other costs as described in your Tenancy Agreement. N.B All deposits must be paid by the time the Tenancy Agreement is signed.
Step 5. Tenancy Agreement
Upon, or shortly after your application we will arrange a suitable signing day/time where all meet in order to go through the paperwork (normally 3-4 weeks after application). By the signing date all deposits must be paid and signed guarantor documents returned to us.
Step 6. Move in!
Once the Tenancy has started you are welcome to collect the keys from our office, at this point you will be provided with your move in pack including copies of all relevant documentation, including your inventory. On the first day of the Tenancy we will take the meter readings and will advise the utililty companies that you have moved in - one less thing for you to do!
