Information for applicants

The following information is for people who are interested in renting a property through Hellier Ridley and explains our procedures and processes.


Step 1. Viewing a property

Please contact us to arrange a viewing.  All viewings are by appointment only and we are normally required to give a minimum of 24hrs notice to our existing tenants so please plan a couple of days in advance.

Step 2. Application Fees

Should you decide to apply for one of our properties, a non-refundable application fee will be payable which serves to reserve the property, and cover the admin costs involved with the referencing process (see below).  Please note that this fee is only refundable if the property is withdrawn from the market through no fault of your own.  Should you withdraw your application for any reason, or you cannot provide satisfactory references then the fee will not be returned to you.

Please note that Hellier Ridley Ltd do not charge any other move in or move out fees, inventory fees or other miscellaneous items.  We believe in operating a fair and transparent business and will always be upfront with our Landlords and Tenants

Step 3. References

Once the application fee has been paid, we will be in touch to confirm the next steps, however essentially you will be contacted by our referencing company who will ask you for some information pertaining to your application, this usually involves employment details, current landlord details, and credit check information as a minimum. We would ask that you fully comply with this request as insufficient or false information could jeopardise or hold up the application.

Step 4. Tenancy Agreement

Prior to your move in date you will be sent a copy of the Tenancy Agreement for you to read through, we would invite any questions at this stage so everything is agreed in time for the start of the Tenancy.

Step 5. Deposit

Prior to the tenancy commencement date you will be required to pay your damage deposit.  This will be registered with one of the government approved tenancy deposit schemes and we will provide you with confirmation of this and the relevant prescribed information as per the terms of the scheme.  The deposit will be held throughout the tenancy in lieu of any damages/unpaid rent, or other costs as described in your Tenancy Agreement. 

Step 6. Move in!

On or by the tenancy commencement date, we must have received your deposit, references, and initial funds (first months rent and deposit) before we can countersign the agreement and release the keys.  Upon move in day we will meet with you, either in the office or at the property to give you all of the relevant documentation, including your inventory, we will take the meter readings and will advise the utililty companies that you have moved in - one less thing for you to do!
