An update on the Exeter student letting market.
The last 5 years have seen a great deal of change in the student Lettings market. Approximately 3-4 years ago we saw a number of key changes in Exeter, on the one hand we had the University and a number of private firms who built a large quantity of brand new student accommodation in the city, the council introduced some measures restricting new HMO Tenancies, and the cost of tuition fees went up. These factors combined to lead to an increase in the number of student properties available, and a lower number of students. Whereas traditionally the student properties were always in high demand, all of a sudden a lot of Landlords were caught out, and those with slightly below-par properties struggled to find Tenants
Fast forward to 2015 and everything has changed. The number of new properties to the market has decreased and this year there are an additional 1000 freshers who came to Exeter last September, both of which have meant a huge increase in the demand for quality student accommodation. By the end of January we had officially Let all of our student houses which is fantastic news, however we are still getting a large amount of calls from groups of student who are still looking.
